The Company has been assisting its cherished customers to acquire genuine and affordable properties since 2009. Our focus is to satisfy the honest and sincere demands of our customers. Alongside, much research has been done with respect to selling and renting of houses. Results from research indicate that the demand for real estate in Ghana is increasingly growing year by year but the industry has not adequately met the needs of the market. The industry is not able to meet the demand of retired, the middle and low income earners who constitutes majority of the Ghanaian urban population, but rather shifted attention to offshore customers (foreigners and Ghanaians living abroad).
Needs analysis conducted by Property Zone Ghana Limited revealed that, genuine middle income earners, who cannot buy a property out right, would want to go for a mortgage. However, banks in Ghana will not give out a mortgage loan without requesting for at least 20% down payment from the client.
This makes it difficult to afford in view of the unfavorable economic environment. The prices of a standard 2 or 3 bedrooms house or apartments is above the middle and the low income earner’s level because the rates are been charged in US Dollars while salaries are been paid in Ghana Cedi. As in March 2017 the cedi rate to the US dollar is GHC4.7 to $1.00.
For this reason we intend to help these vulnerable citizen of Ghana to start contributing an amount not less than GHC 100.00 ($22.00) on a monthly bases. Depending on how much a subscriber is paying per month, will yield a compound interest within a period of between 3 years and 10 years, which will accumulate an amount that will qualify them for the mortgage.
There is also a need to develop very affordable houses closer to or within majority of the regional Capitals in Ghana. The prices of these houses will range between GHC 135, 000.00($30,000.00) to GHC500, 000.00 ($110.000.00) the sizes and type of the houses will range from 2 bedroom standard to 3bedrooms houses.
